Where the kitchen meets the living space
This NewGen photo shows a peninsula opening toward an adjoining room. The shared view is worth considering when choosing cabinet fronts, flooring transitions and the edge of the kitchen project.
- White cabinetry and a peninsula counter.
- Plank flooring continuing into the adjacent space.
Choose the equipment before finalizing its enclosure
A refrigerator, wall oven or cooking appliance needs more than an opening of roughly the right width. Bring model specifications, including door movement, ventilation and service-access information, while the cabinet arrangement is being considered.
If the goal is a quieter-looking kitchen with appliances integrated into the cabinetry, discuss panels and hardware with the actual equipment in view. A drawing should not depend on an appliance that has not been chosen. Identify existing pieces you want to reuse and compare their requirements with any proposed replacements.
Give cooking and serving their own space
A kitchen can have a large island and still make meal preparation awkward. Follow a meal from groceries arriving to food being prepared, served and cleared away. Notice where people cross the cooking area to reach a refrigerator or a seat.
Use that routine to compare an island, peninsula or a different pantry arrangement. Identify serving pieces and appliances that need storage, including items used only when guests visit. Additional cabinetry is useful when it puts those things where you need them, without blocking the routes through the room.
Keep the parts of the room that belong to the house
If the kitchen opens to rooms with existing flooring, ceiling details or built-in cabinetry, decide which of those features will stay. New cabinets and counters should meet a defined boundary, rather than leaving the adjacent room to be resolved during construction.
Bring photos of the adjoining spaces as well as kitchen references. If your plan changes a window, door or exterior hood outlet, identify that change early. It can affect the building beyond the kitchen and may need a different review from an interior finish update.
Bring the wish list and the property information together
The first conversation covers the address, proposed scope and a time to meet on site. For the walkthrough, gather appliance specifications, available drawings and any association correspondence. It is fine to have open questions about the layout.
Tell Adonay which outcomes matter most and which ideas are optional. NewGen has an architect on the team for plans, drawings and permit submissions. The estimate can then be developed around the proposed work and the assessments it needs, rather than a collection of unrelated product choices.

Confirm the jurisdiction and the association separately
For a property in unincorporated San Diego County, building-permit questions go to County Planning & Development Services. The Rancho Santa Fe Association has its own architectural-review process for properties within its jurisdiction. A Rancho Santa Fe mailing address alone does not establish which association rules apply.
If your home is in the Covenant, confirm with Association staff what your proposed work requires, especially where it affects exterior openings or other visible building features. Ask the relevant authority about the actual scope; do not assume every kitchen follows the same review path. Association review and a building permit address different requirements.
Official starting points: County Planning & Development Services and the Rancho Santa Fe Association application library.
Define the selections that shape the bid
The cabinet arrangement, counter material, appliance requirements and changes to the building determine the work to price. A larger cooking appliance can affect more than its purchase price; its opening, connections and ventilation belong in the planning conversation.
NewGen offers free consultations and estimates, with flat bids for the agreed scope. Identify owner-supplied items, unresolved selections, associated finish work and the treatment of changes. Discuss timing once the scope, selections and approval requirements are understood.
Arrange access before deliveries are planned
Share any gate procedures, delivery restrictions or association work-hour requirements before a schedule is agreed. Discuss where materials could be received and how the kitchen connects to occupied rooms. These arrangements depend on the property; they are not automatic services or permissions.
If work extends into other rooms, bring the full list to the visit. Our Rancho Santa Fe home-remodeling page covers the broader project. For the room itself, the San Diego kitchen service page explains the full range of layout and finish decisions.
Rancho Santa Fe kitchen questions, answered.
Can I keep some appliances during a kitchen remodel?
Yes, discuss the appliances you want to retain and bring their specifications. Their dimensions, connections and service access need to be part of the proposed cabinet plan. Reusing an appliance should be an explicit decision in the scope, not an assumption based on a photo.
Does every Rancho Santa Fe kitchen need Art Jury approval?
Do not assume the same requirement for every address or project. Confirm whether the property is under the Rancho Santa Fe Association and ask its staff which review applies to the work. Other associations may have different requirements. Building permits are a separate question.
Can the kitchen be updated without changing the house’s exterior?
That may be possible if the layout and equipment work with the existing building. Identify any proposed window, door or exhaust changes before choosing the design. Compare those changes with an option that stays within the current room, then assess each scope.
Should I choose an island before the cabinets?
Consider them together. Appliance doors, seating, preparation space and storage all share the available floor area. Explain how you cook and serve meals, then compare arrangements with the room measured. A bigger island does not automatically make a kitchen easier to use.
Does NewGen have a showroom in Rancho Santa Fe?
No. NewGen is based in San Diego and meets customers at their properties. The walkthrough is where you can show Adonay the existing room, adjacent finishes and practical access requirements. Consultations and estimates are free.
What affects the kitchen construction schedule?
The agreed work, material availability, completed selections, required approvals and inspections all matter. Discuss delivery and association restrictions at the start. NewGen does not advertise a standard completion period for every kitchen or guarantee a particular approval date.
Who handles the plans and how do I request an estimate?
